A dormitory system that reads the meters and bills every room at once
At the end of each month you walk the halls writing meters into a notebook, work out water and power room by room, then chase tenants on LINE. Type the meter readings in instead: the system adds up rent, water, power and the common fee, and sends each tenant a bill they can open and pay themselves.
Rooms and tenants
- Add many rooms at once, such as 101-120, with a floor or building, a rent and a default deposit. Up to 500 rooms per site.
- See every room on one page: vacant, occupied or not for rent, with what each room owes.
- Move-in: record the tenant’s name, phone, email, deposit and the meter readings on the day they move in. You can bill the first month’s rent together with the deposit.
- Set monthly extras per room, such as internet or parking, billed with the rent every month.
- Move-out: enter the final meter readings, the system bills the remaining water and power, takes cleaning or damage off the deposit and shows the amount to refund.
Meters and bills
- Set the water and power price per unit, a monthly minimum for each, and a common fee.
- Enter every room’s meters in one table, with the last reading and the units used shown, then bill every room in one go. Rooms whose meters are not read yet are named for you.
- Choose a bill day from the 1st to the 28th and a due date 0–60 days after the bill.
- Set a late fee per day past due (0 for none). The system counts the days and emails the tenant a reminder when a bill goes past due.
- Print bills, and record how each was paid: cash, PromptPay, transfer or card.
Tenants see their bills and pay
- Each room’s tenant gets their own link, easy to send on LINE, to see their bills every month without signing up or installing an app.
- Tenants scan a PromptPay QR with the amount already filled in, paying straight into the owner’s account (dormitories in Laos use LaoQR in kip), then tap to say they have paid. The owner checks the bank app before marking it received.
- Tenants who gave an email get each bill by email as soon as it is issued.
- Works with Wi-Fi Hotspot: tenants see their Wi-Fi code on their own link, valid for the whole lease and ended at move-out.
Frequently asked questions
How much does the dormitory system cost?
The monthly rental system is $3.90 plus the Business Apps base fee of $2.90, $6.80 per site a month in all. It works with sites on Starter or Business, and Business includes the base fee and 2 systems free on 1 site. We take no commission on rent.
Do tenants need an app or an account?
No. Tenants open their room’s link in their phone browser to see bills and pay. If a link reaches the wrong person, the owner can make a new one and the old link stops working at once.
Does the system check tenant payments automatically?
No. Money goes straight into the owner’s account and we never hold it. The tenant says they have paid, and the owner checks the bank app before marking the bill paid.
How many rooms can it handle?
Up to 500 rooms per site. Add a range of room numbers in one go, such as 101-120.
